Board Meeting Minutes
Date: Sept 10, 2026
The meeting was called to order at 5:30 pm at the Stewart County Library by Rick Reddish.
Attendance:
Rick & Melinda Reddish, Anne Wimberley, Ann Cheatham, Charlotte & Ralph Robinson, Pattie Wilders, and Rick & Anne Hale (by phone).
Notice:
Proof of notice was sent Sept 3, 2026.
Approval of Minutes:
Rick Hale made a motion to approve the August 13, 2026 minutes. Rick Reddish seconded the motion. Motion carried.
Chairperson Remarks:
Discussion was held regarding the need for realtors to ensure, prior to closing, that prospective buyers of condominiums receive a copy of the bylaws and are advised to read and understand all restrictions and agreements before purchasing a property.
Insurance Reminder:
Rick reminded owners that he still needs copies of homeowners insurance (front page only, showing current interior dwelling coverage amount) from all homeowners.
Maintenance Update:
Pattie Wilders gave updates on maintenance requests and noted completed projects, including #114's deck door. Pattie is reviewing the remaining pending maintenance requests. She will arrange for an electrician to inspect and repair the nonworking entrance lights. Owners are encouraged to consider splash guards under driveway downspouts to help prevent water seepage between your driveway and building.
Park Service Correspondence:
Pattie Wilders prepared correspondence to the Park Service regarding two dead trees on park property near #143. Rick Reddish will route the letter through the appropriate channels so the park service is formally notified.
Riprap:
The board noted that more riprap is needed around the piers at #150 to halt erosion. Plans were made to correct the issue.
Financial Report:
Melinda presented the financial report. As of Sept. 10, 2026:
Checking balance: $19,271.48
Roofing Reserve: $21,887.17
Insurance Reserve: $8690
Project/Repair Reserve: $6900
Other expenditures: Retainer for attorney = $2503.25.
Legal Update:
Rick Hale gave a status report on the ongoing Parker lawsuit. The matter concerns excavation work in which foundation blocks were removed without permission, resuilting in the need for the foundation to be completely rebuilt.
New Business -- Porch Enclosure:
For porch improvements that significantly change the weight or structure of a deck, the board requires a letter of approval, with seal, from a licensed architect or structural engineer, before the work proceeds.

Melinda made a motion to adjourn. Pattie seconded the motion. The meeting was adjourned at 6:43 pm.
